Foreclosure & sheriff sales
Mortgage foreclosure and sheriff sales sit on the same board as tax deeds, in the counties we track. Each scored parcel comes with the numbers you need before you register.

Title review. A senior lien ahead of the foreclosing loan stays on title. Have a title company confirm the position before you bid.

How it works
One path through a sale, in any county we track: find it, rank it, open the county, plan the day, track it, get a second read. Scroll and the screen follows.
01 · Calendar
Tax deed and foreclosure sales by county, from Texas to Pennsylvania, with the sale type and the size of each list. Open any sale in one click.
02 · Auctions board
The board sorts the month by Opportunity: how many parcels read Strong or Tight, the headroom under the max bid, how deep the list runs and its best score.
03 · Sale sheet
Open a sale and every scored parcel takes its place: #1, #2, #3, down the list. Each row shows a suggested max bid and one line on why it sits where it does.
04 · Bid sheet
Tick the parcels you want and set your own max on each. DeedScore adds up your exposure and the opening bids, and shows the deposit when the county publishes it. Export CSV or print it for the room.
05 · Pipeline
Send the lot to your Pipeline and move each parcel from research to decision to executing, with the sale date counting down on the card.
06 · AI analysis
Five analysts read value, rental, neighborhood, strategies and market, then write a memo: strengths, red flags, action items and questions for your title company. The numbers are the engine's. It never says buy or pass.
Mobile
The map, the county rank, the sale sheet and your bid sheet, on the phone you carry into the room. Same account, any county we track.

Scored by strategy
Flip, cash resale, wholesale, rental and BRRRR, each 0–100 with its reason. The best exit leads; the others stay one line away.
The expected winning bid is a range, not a promise. Try its low and high end, then a cosmetic job against a gut, and see which exits still hold.
Resale, rehab, holding and closing costs, and where each figure came from. No black box, no buy or pass.

Honest by design
What the product says when a parcel ranks high, reads red, or has gaps.
A parcel's place in its sale sits on the card and the map. Its score stays its own.
Weak at the expected price is not a dead end. The card names the bid where the numbers still hold.
Too thin to score? The gaps are named, like debt not published, next to what we do have.

County lists
Type a county to open its page: sale dates, the sale type, the state's rules and, where the list is out, how many parcels we scored.
Counties post late and move dates, so not every county is here. Missing yours? Tell us which one.
Vacant land gets its own read: acres, the parcel boundary on the map, zoning and road access, next to the score.
Certificate sales in lien states are next. Join the list and we will email you when they open in the product.

Pricing
Pick a county you know for $1.99 and judge the ranking against your own research.
A Preview left running becomes Standard at $49 on day 8; we email you two days before and you cancel in one click. The $1.99 is not refundable. Pro, with your own strategy profiles, is next: join the waitlist.
Questions
Inside each sale, the parcels we could score are ranked by score, #1 to #N, and the card shows the place, like #1 of 33 in sale. Sales on the Auctions board are ranked by Opportunity: the share of Strong and Tight parcels, the headroom under the max bid, how deep the list goes, the best score and how much of the list we could score. The rank places a parcel; it never changes its score.
No. It is a prior by state and sale type, adjusted for the county, and it is not yet validated against recorded winning bids. Use it to compare scenarios and set a ceiling, not to set your bid.
Each list shows when the county posted it and when we last collected it. Within a week of a sale we check daily. A failed check shows as failed, never as a fresh date.
We do not claim every sale: counties post late, move dates and change formats. The auctions board and calendar show the sales we track today, and new counties open as their lists come in. The Preview lets you pick the county before you commit.
Parcels get paid off or postponed right up to the sale. When one disappears from the county's list, our next check marks it unlisted and it drops out of your results. If it was in your pipeline, it stays there marked Removed from sale, so you stop working it.
On a pipeline parcel, five analysts read value, rental, neighborhood, strategies and market from the numbers our engine already produced, and a memo sums up strengths, red flags, action items and questions for your title company. The model does not calculate and never says buy or pass. Standard includes a monthly quota; you can add your own API key in Settings for more. Without either, the numbers still show.
County assessor and GIS, state cadastral files, FEMA, EPA, USGS, HUD fair market rent, Census, Realtor.com Economic Research for local demand, and paid data partners for some fields. Every figure links to how it was calculated.
